What is the difference between a manager environment and a real estate environment?
A real estate environment for the property, a manager environment for management contracts and management invoices.
Do you manage property for others? Then you work with two types of environments in OWNER: a manager environment and a real estate environment for each client.

Management contracts and management invoices
In your manager environment, you record a management contract for each client: the start date, which units it covers and who the contracting party is. The fee can be:
- a fixed amount per building per month, or
- a percentage of the invoiced revenue of selected categories, for example 5% of the Rent category.
In the manager environment you have property managers, just as you have owners in a real estate environment. The property manager invoices their client: a company or person in the manager environment.
Management invoices are created afterwards for the past month, quarter or year. You choose whether they are sent automatically or wait for approval first. Read Management invoices.
What does this mean in practice?
- Sales invoices are sent per owner. As a result, payments through OWNER Pay go directly to the right owner.
- You don't deduct your management fee from the rent payments. Instead, you send a management invoice from your manager environment.
- Did you advance costs, for example for a plumber? Then send a sales invoice to the owner.
- A team member of your manager environment automatically has access to all connected real estate environments as well.
- Credits can be deducted from the property manager or from the owner. Read How do I run a client environment's subscription through me as the property manager?.
