Can I deviate from a scheduled indexation?

Yes: enter your own percentage or fixed amount for a scheduled indexation.

Yes. For every scheduled indexation, you can enter a different percentage or a fixed amount yourself.

How to deviate

Step 1 – Open the scheduled indexation

  1. Go to Contracts > Indexations and open the scheduled indexation.
  2. Click the pencil to edit it.

Step 2 – Enter the new value

  1. Choose Deviate from generated indexation.
  2. Choose Percentage or Fixed amount and enter the value.
  3. Save. The indexation, the indexation letter and then the sales items now use this value.

The deviation only applies to this indexation. The next indexation follows the settings in the rental contract again.

When do you use this?

  • Vrije sector, Middenhuur or Sociale huur (Dutch free-sector, mid-rent or social housing): OWNER doesn't calculate automatically for these methods yet and doesn't yet take the Dutch points system (WWS) into account. Enter the permitted percentage or the new rent yourself here. Automatic calculation is on the roadmap.
  • You've agreed on a different percentage with the tenant.
  • You want a lower percentage than the CPI result.

Want to deviate every year? Then record it in the rental contract: How do I set a minimum or maximum indexation percentage? or How do I index by the same percentage every year?
