A rental contract records who rents what, from when and for what amount. Based on the rental contract, OWNER automatically creates sales invoices and indexations. **In this article** 1. You choose the owner, the unit or units and the tenant (a person or a company). You also fill in the start and end date, invoicing, the extension formula and the indexation, among other things. You link [sales items](https://knowledge.owner.app/en/sales-items?hsLang=en) to a rental contract, such as rent, service costs or parking. They determine which amounts appear on the sales invoice. Without sales items, OWNER doesn't know what to invoice. ![Overview of rental contracts in OWNER with the New button](https://knowledge.owner.app/hs-fs/hubfs/Kennisbank/huurcontracten-overzicht_en.png?width=800&name=huurcontracten-overzicht_en.png) You can find your rental contracts under Contracts \> Rental contracts. ## What does OWNER do automatically? | Part | What OWNER does | | --- | --- | | Sales invoices | For each invoicing period (calendar month, quarter, half-year or year), OWNER prepares planned sales invoices based on the sales items. You can find them under Financial \> Sales invoices, tab Planned. | | Indexations | At the indexation date, OWNER creates an indexation according to the chosen indexation method, including an indexation letter. | | Calendar | Key moments, such as start, end, extension, notice dates and indexation, appear in the calendar. | | Insights | The rental contract is included in the rent list, the vacancy list and revenue per period. | Whether sales invoices and indexations are sent automatically or wait for your approval first is set under **Settings \> Modules \> Contracts \> Rental contracts** with **Automatically bill and index?**. You need an owner (**Settings \> Environment settings \> Owners**) and a unit (**Properties \> Units**). 2. You don't need to create the tenant in advance: you can also create a person or company directly from the rental contract. ### Step 2 – Create the rental contract 1. Go to **Contracts \> Rental contracts** and click **New**. 2. Choose the owner, the unit and the tenant and fill in the dates. 3. Add the sales items, for example base rent in the category Rent. 4. Save the rental contract. OWNER then prepares the planned sales invoices. **Tip:** Do you use your own lease template, such as a ROZ model (a standard Dutch lease)? Set it up once as a [template](https://knowledge.owner.app/en/templates?hsLang=en). After that, you can generate a filled-in lease from any rental contract. ## Documents and sharing with the tenant Save the signed contract and any addenda in the upload area in the middle of the rental contract. That way everything is stored with the item it belongs to. If you add a person to the rental contract and give them access, that person sees the rental contract in their OWNER account with sales invoices, indexations and documents, and can create tickets. You can hide documents you don't want to show from the tenant.
