# Which period does OWNER invoice for?
## OWNER invoices per calendar month, quarter, half-year or year; non-calendar periods aren't possible.
OWNER always invoices per calendar period: a calendar month, quarter, half-year or year. If a rental contract starts in the middle of a period, the first sales invoice covers part of the period.

## Invoicing per calendar period
| Frequency | Period on the sales invoice |
| --- | --- |
| **Month** | The 1st through the last day of the month |
| **Quarter** | January 1 through March 31, April 1 through June 30, and so on |
| **Half-year** | January 1 through June 30 and July 1 through December 31 |
| **Year** | January 1 through December 31 |
## Starting in the middle of a period
If the rental contract doesn't start at the beginning of a calendar period, OWNER only invoices the remaining part the first time. Full calendar periods follow after that.
**Example:** a rental contract starts on July 1 and invoices per year. The first sales invoice runs from July 1 through December 31. After that, OWNER invoices every year from January 1 through December 31.
## What isn't possible (yet)?
- **Non-calendar periods**, such as a year from July 1 through June 30 or from March 1 through February 28. This is being looked into, but isn't possible right now.
- **Invoicing every 4 weeks** (thirteen periods per year).
Still want to invoice a different period? Then you have two options:
1. Change **Invoiced until**, so the next sales invoice only includes the remaining months. First check whether that fits the arrangements with your tenant. See [What is ‘Invoiced until’ and how do I change it?](https://knowledge.owner.app/en/invoiced-until?hsLang=en)
2. Create the sales invoice yourself via **Financial** \> **Sales invoices** \> **New**. Note: you then have to do this again every period. See [How do I create a manual sales invoice?](https://knowledge.owner.app/en/manual-sales-invoice?hsLang=en)
**Note:** if you previously created a sales invoice yourself for a non-calendar year, the first months of the new calendar year have already been invoiced. In that case, check the **Planned** tab before sending, so you don't invoice twice.
